PROPERTY CONDITION ASSESSMENTS

Enviro Probe provides Engineering Property Condition Assessment (PCA) consulting services for all types of commercial property transactions. Enviro Probe PCA services include:

  • Enviro Probe’s full scope PCAs follows ASTM "Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process" (ASTM E 2018-08) and is signed off by an Enviro Probe Professional Engineer (PE). The full scope PCA includes a detailed description and spreadsheets of Immediate Needs and Capital Reserve Tables over the life of the loan or client specified time frame. A full scope PCA is designed for larger more complex properties such as shopping centers; office warehouse buildings; large apartment complexes; High/Low rise office buildings, larger industrial properties.

  • Enviro Probe’s Limited Property Condition Assessment (LPCA) also follows ASTM "Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process" (ASTM E 2018-08) and is signed off by an Enviro Probe Professional Engineer (PE). The LPCA includes a spreadsheet of Immediate Needs and Capital Reserve Tables over the life of the loan or specified time frame. The LPCA does not have the details of a full PCA and is designed for smaller less complex projects.


Some of our clients per a detailed PCA report regardless of the project size or complexity.


Enviro Probe can customize a PCA to address a single building system such as roof systems, paving, HVAC systems, foundations ECT.


Many of our clients engage us to conduct dual scope including both a PCA and a Phase I Environmental Site Assessment. Dual scope assessments are less intrusive to the site operations and are more cost effective with a single site inspection.
